Find a builder

Building jobs range from small adjustments to large complex projects, so you need to find a builder that's right for the job. For more complex building projects you may also need support from architects, surveyors or other specialists builders in order to complete the work to required standards.

Property development is still high on peoples' agendas so it can take time to find a builder and secure them. You are about to make a large investment so you need to consider the builder you will employ very carefully. You then need to make sure you have detailed and accurate plans drawn up to use as an aid in your "Find a builder" process.

Find a builder top tips

Take care when trying to find a builder. Select the builder you are happiest with. Take your time, don't rush into choosing - it's important you get it right. Cowboy builders really are out there and can come across as really nice people. An incomplete extension and no money left is an all too common situation and not a pleasant one - but it can be avoided.

Hiring a builder

There are steps to consider when hiring a builder:

  • Ensure the company is reputable - check references
  • Remember the cheapest price does not always equal best value and most expensive does not mean best quality
  • Be clear about the work needed - take care to include enough detail in your written job requirement so that each tradesperson starts with a good understanding of your needs. This is essential if you are to get comparable quotations
  • Get multiple quotations in writing from at least 3 builders - breaking down labour and material costs
  • If your builder is a member of a Trade Association then phone the scheme to check and find out what checks the Builder's Trade Association has in place.
Ask as many questions as you need - a good builder will be happy to spend time with you and answer all of your questions. They should also be able to give you useful ideas.

Questions to ask potential builders:

  • When can they do the building work?
  • How much is it inc VAT?
  • What qualifications have they got?
  • How long have they been in business?
  • Is the building work guaranteed?
  • If additional costs accrue during works, how will they be calculated?
  • Do they have public liability and employers liability insurance?

Be sure to weigh up the benefits of working with one builder over another builder. If they offer more experience, or proof that they can do the job you want with the quality of workmanship you require, it might be worth paying those extra few pounds or waiting longer for them to start the building works.
