Next to kitchens, bathrooms tend to be the most expensive rooms in a house to renovate. Bathroom fitting costs can be high as bathrooms require specialised trade services such as plumbing, tiling, and electrical work, so you'll need to work out your bathroom budget.

A new bathroom fitting can cost anything from a few hundred pounds to £20,000 plus! The investment could be worthwhile - Nationwide Building Society says an extra bathroom will add at least 5% to property value.

Take a good look at your bathroom. You may not like where the bath is, or wish the shower was just 'a couple of inches to the left'. If you are on a tight bathroom budget, take a deep breath and toss away any grand plans to move any of these fixtures (toilet, bidet, basin, bath and shower), as the biggest budget-buster in a bathroom renovation is plumbing work. Unless your layout is unliveable, ditch any ideas of moving anything that's connected to water or waste pipes.

When preparing your bathroom budget make sure your bathroom fitting costs include costs for electricians and plumbers if you're not a do-it-yourself expert. Work out your budget and plan where to spend and where to save. One wow factor piece can transform a basic cheap bathroom but cheap taps are a false economy.

Tiny bathroom budget

If your bathroom budget is tight, keep things simple:

  • Invest in nice shower curtains, towels and mats
  • Put up some nice shelving to store your essentials
  • Instead of buying new cabinets paint or stain your old ones and replace knobs
  • Frame your mirror, add a decorative rug, and maybe put in a skylight
  • Invest in one "fancy" item such as heated towel rack or multitask shower head for that spa-like feeling
  • Painting - could your bathroom simply need a lick of paint?
  • Change your taps - a small thing but it can work miracles!

Remember to check the quality of all new bathroom fixtures - can you "afford" to invest in cheaper stuff that will need to be repaired in future? This could be false economy and will not reduce your bathroom fitting costs in the long term. You use your bathroom every day so make sure your bathroom remodelling lasts. A few extra pounds on the bathroom budget can make all the difference for getting a great bathroom.
